Welcome to Casa Minsa: House Rules

We wish you a pleasant stay at Casa Minsa. To ensure an enjoyable stay for everyone, please take a moment to read and follow these house rules.

Check-in

From 3:00 PM.

Please inform our host, Rebecca, of your expected arrival time at least one day in advance. She will welcome you personally and hand over the keys.

Check-out

Check-out is before 10:00 AM.

Check-out instructions

1. First, use the key to open the gate to the residential complex and make sure it does not close behind you. If necessary, use the large stone next to the gate to keep it open.
2. Return to the apartment and leave the keys on the kitchen counter.
3. Close the apartment door behind you and check that it is securely closed.
4. Leave the residential complex and close the gate behind you.

Parking

Free street parking is available around the complex.

Smoking

Smoking is not permitted inside the apartment, on the balcony or in the communal areas.

Pets

Pets are not allowed.

Noise

Please respect the neighbours and other residents. Avoid excessive noise and observe quiet hours between 10:00 PM and 9:00 AM.

Air Conditioning & Energy Consumption

We kindly ask you to consider the environment and use energy responsibly. Please switch off the air conditioning, lights and other electrical appliances whenever you leave the apartment. Together, we can save energy and support sustainable tourism.

Waste & Sustainability

Please separate your waste and dispose of it in the large rubbish containers outside the complex. Glass, paper and plastic can be sorted separately.

Please empty the bins before departure.

Toilet

To prevent blockages, please do not flush toilet paper or other hygiene products down the toilet. Please use the waste bins provided in the bathrooms.

Kitchen

Please wash any used dishes and return them to the cupboards. Please do not leave any food behind.

Swimming Pool

The communal swimming pool at Los Flamencos is open from May to October.

Opening hours:
Daily from 12:00 PM to 3:00 PM and from 5:00 PM to 9:00 PM.

The swimming pool is exclusively accessible to residents and registered guests of Los Flamencos. Each apartment has its own access code.

Pool Rules

• Please shower before entering the pool.
• Children must always be accompanied and supervised by an adult.
• Children under 9 years old may only enter the pool area under the direct supervision of an adult. The supervising adult must remain with the child inside the enclosed pool area.
• Children who are not yet toilet-trained must wear a swim nappy.
• Please close the gate immediately behind you when entering the pool area. This is essential for safety and helps prevent children from entering the pool area unsupervised.
• Running, pushing and other dangerous behaviour are not permitted.
• Diving is not permitted due to the pool's depth.
• Eating and drinking in the pool is not permitted.
• Please keep the pool and surrounding area clean and respect other residents and guests.
• Please observe the opening hours and leave the pool area on time. The gate will lock automatically afterwards.

Departure

Please leave the apartment tidy, return used items to their proper places and take all personal belongings with you.

CASA MINSA BOOKING TERMS AND CONDITIONS

1. General

These booking terms and conditions apply to all reservations and stays at Casa Minsa, located in Los Flamencos, Manilva, Spain.

By making a reservation, the guest confirms that they have read, understood and accepted these booking terms and conditions.

2. Reservation and Payment

Direct Bookings

A reservation becomes final upon receipt of the reservation confirmation and the agreed payment.

If a deposit is required, it shall amount to 50% of the total rental fee. The remaining balance must be paid no later than 42 days prior to arrival.

For reservations made within 42 days prior to arrival, the full amount must be paid immediately.

Third-Party Bookings

For reservations made through Airbnb, Booking.com or other booking platforms, the payment terms and conditions of the respective platform shall also apply.

3. Cancellation Policy

Moderate Cancellation Policy

• Free cancellation up to 14 days prior to arrival.
• In the event of cancellation within 14 days prior to arrival, 100% of the rental fee shall be due.
• No refund shall be granted in the event of early departure.

For reservations made through Airbnb, Booking.com or other platforms, additional cancellation policies of the respective platform may apply.

Guests are advised to obtain appropriate travel and cancellation insurance.

4. Check-in and Check-out

• Check-in from 4:00 PM.
• Check-out no later than 10:00 AM.

Different check-in or check-out times are only possible with the prior written consent of the landlord.

5. Maximum Occupancy

Casa Minsa is suitable for:

• a maximum of 4 adults;
• 1 infant up to 2 years of age.

The maximum permitted number of guests may not be exceeded without the prior written consent of the landlord.

6. House Rules

To ensure the comfort of all guests and residents of Los Flamencos, the following house rules apply:

• Smoking is not permitted inside the accommodation.
• Parties, events and noisy gatherings are not permitted.
• Between 11:00 PM and 8:00 AM, guests must respect neighbouring residents and observe quiet hours.
• Pets are only permitted with the prior consent of the landlord.
• Guests must treat the accommodation, furnishings and communal facilities with due care.
• Subletting of the accommodation is prohibited.

7. Swimming Pool and Communal Facilities

Guests may use the communal swimming pool and other communal facilities in accordance with the regulations of the Homeowners’ Association (HOA) of Los Flamencos.

Use of the swimming pool and communal facilities is entirely at the guest’s own risk.

8. Damage and Liability

The guest shall be liable for damage to the accommodation, furnishings or communal facilities resulting from negligence, improper use or intentional misconduct.

Any damage, defects or incidents must be reported to the landlord without delay.

9. Force Majeure

The landlord shall not be held liable for disruptions, failures of utilities, internet connections, weather conditions, natural disasters, governmental measures or other circumstances beyond the landlord’s reasonable control.

10. Privacy

Personal data shall only be used for:

• processing reservations;
• communication with guests;
• compliance with legal registration requirements;
• fiscal and administrative purposes.

Personal data shall not be disclosed to third parties unless required by law.

11. Governing Law

All reservations, agreements and stays at Casa Minsa shall be governed by Spanish law.

Disputes shall initially be resolved through mutual consultation. If no resolution can be reached, disputes shall be submitted to the competent court in Spain.
